Looks great but one would need more than $10 per hour to afford these! Where are we going with these????? Who are those that can afford them without sell their soles to purchase with balloon loans??? What happened to affordable housing??? These will encourage those that can not afford them to move out of out wonderful city of the past, many of us think????? Have you saved for these???

I went in the model detached house and it was fabulous. There are no basements though. Ward 5 could use more detached homes. This community in the article is in Ward 4. The cost is high, but more neighborhoods like this with mixed types of buildings are needed in the city but at affordable houses. Recently, I saw some very nice detached homes and townhouses in Ward 8. There's more do a city than condos. Semi-detached homes would be nice, too. D.C. needs homes and neighborhoods to conducive to raising families and entertaining guests. Yet, the homes don't all need to be over $400k or even $300k. Keep interest rates low and lending criteria flexible. Salaries exceeding $200k probably are needed to live comfortably in the high cost homes.

Luxury comes to Northeast neighborhood
When it comes to luxury townhouses, the building boom largely has been uneven in the District. New units are sprouting downtown, in the 14th Street Corridor and Columbia Heights but remain in short supply in many other parts of the city.
Now 73 luxury townhouses are headed for the Lamond Riggs neighborhood in Northeast Washington as part of the City Homes at the Hampshires Development, which opened last fall at New Hampshire Avenue at Peabody Street with 38 single-family homes.
"There is nothing this new that is luxury in the neighborhood," said Maggie Parker, spokeswoman for Reston-based Comstock Homes of Washington.
"I would say they have an updated Colonial feel," Parker added. "They blend in with the architecture of the neighborhood, but have a hip classic feel."
The development is on about 9 acres that previously housed an orphanage and a MedStar nursing home facility, Parker said. Plans call for the former nursing home eventually to be converted into about 50 condominiums and/or apartments, according to the neighborhood association.
The luxury development "will provide a spark in a neighborhood that might need revitalization," said Dennis J. Duffy, managing director of Washington-based Landaur Valuation and Advisory Services, which appraised the property before it was sold to the developers.
"There will be an uptick in retail" and people in the community "will get better services," Duffy added.
Gwen Cofield, co-chair of the Lamond Riggs Development Task Force, which is part of the neighborhood association, agreed.
"A nice sit-down restaurant, a day spa, a nice classy wine establishment, a bank with adequate services — these are the things we want to see in walking distance, a short driving distance or biking distance," she said.
The townhouses begin at about $500,000; the four- and five-bedroom, single-family houses are priced in the mid-$700,000s.
Units in the four-level Townes at the Hampshires have three bedrooms and range from 1,600 to 2,000 square feet. They have open floor plans, rooftop decks and kitchens with upgrades, including stainless-steel appliances and granite countertops.
Garages are in the back and include open space on a second level that can be finished.
Though the community includes a park, Parker said, shopping is not an easy walk.
Developer Comstock Homes of Washington has several other projects in the region, including The Villas at East Gate in Chantilly, the Townes at Shady Grove Metro in Rockville and Falls Grove at Manassas.
The Townes at the Hampshires has model and spec houses. The response has "been strong," Parker said. "Sales are brisk… There is demand."
